Personally I'd go with your gut feeling if the communication is "lacking" from the start, unresponsive on phone calls/texts/emails, or they don't fill out the application in a timely manner.

I have found success by stating that the market may be much higher than they expect, would they be open to selling if the price was high enough.Ask some basic questions that you don't know like occupancy, renewal expectations, any headaches, lender, etc.Get an email to follow up and thats it.I don't know that visiting in person always works, my sellers are pretty grumpy people...

Once you've done so, you can skip trace that lists to find the owners of those properties so you can text, call, email, mail, cold outreach or send RVMs to see if they are interested in selling.From there you could place the property under contract and then sell that contract to your friend.

I made a test payment on the GA DOL website to see if I can get a linked receipt, but the email receipt is just a generic email- it doesn’t tie the payment to my llc or lien number.A side vent: I’m refinancing with Finance of America, with whom I’ve closed over half a dozen refis in four years without much trouble.
