So, if you maybe have some apartments that rent for $ 350/month, they'll take a big chunk of your rent.And then you have those PM that want first month rent for putting in a tenant (which is quite common) and who have figured out that a bad tenant will move out much quicker and then they'll get another month rent from the next tenant.

I'd say continue to do what you're doing now with cash but be putting some aside for when you are ready to go multi-family so you have a big down payment ready, probably better to finance part of a multi-family 10 year +/- note. if you hate it, just buckle down and get out of it quicker.

I believe doing that would create a pretty safe and healthy portfolio, and if you have any additional cashflow pay down the loan quicker and do it again.
