It's been a long time question for me whether or not I should continue replacing the water heaters and ensuring proper insulation in the attic, or if I should relocate with a tankless water heater downstairs. 

They can make you remove a bed from a room that doesnt have a proper egress window, but I do not believe they can fine you for a room that has a legal egress window.

You can probably get around the cleaning part but the first two are critical and so far the lack of proper datasets, IMO, has been the real killer. 

Avoid backlighting - Get the camera as close as possible to the item you want to feature (tenants like to see details).Use proper lighting - Many people find natural, outdoor lighting photographs best.

If you want to own the business and you do not want to be involved on a day to day basis, you can do that, if you set it up properly.  

I have a few thousand dollars saved up, probably enough for an FHA loan down payment, but nothing near 20% down on most properties.Wait... let me backup and properly introduce myself; this is my first post, after all.

Just make sure you and/or a PM screen them properly.

Have you tried going to your clerk of court’s website and looking for the proper forms?

If moving out of your unit I suggest not doing any showings until it has all been cleared out, touched up, and professionally cleaned as places usually show better when vacant and properly cleaned.
