Soft costs will vary based on impact fees, professional fees, RE taxes, carry costs and mistakes covered in your contingency.

If he is using a third party servicer, which presumably isn't changing, it seems a service transfer notice isn't needed, but would he need to send a notice that the loan has been assigned?

Passing off your estimate as coming from another party is really problematic. 

Just my 2 cents.Second part:  I recommend you use a Mortgage Broker, not only because I'm one and biased:), but Brokers are signed up with multiple lenders.
