Why is it so hard building a buyers list!!!

I know your probably familiar with having tons of inventory, but barely have serious buyer, or wholesalers that lie and say they have buyers, to only send your property to yet another wholesaler. What are ways you guys find worthy cash buyers and/or investors?

If you have good deals, the cash buyers will come. 

I see too many wholesalers trying to "co-wholesale" other properties, or over inflate the ARV, or under estimate rehab costs.
