I haven't faced this yet (knock on wood), but we have been told the local judges are pretty tough on landlords who get too aggressive with finding minor damage.

What do you typically do with any left over materials not used from a rehab such as tiles, wood, paint?

I'm somewhat of a native having spent the first 22 summers of my life in the area, so I understand the seasonality of the market knowing there are about 12 potential summer rental weeks but only about 8 premium weeks.  

For 1% rule investors have paid 25- 30% extra to the premium services providers in all the cash flow makers.

.- There is also a high HOA, $170/month.If I decide to rent it out, the expected rent in the area is $1650-$1700, it is in a pretty good shape and no upgrades needed, hard wood floor, granite counter top, it's all there, I don't expect heavy maintenance in the neat future.Let me know what you think, is renting it a good idea?

In my neck of the woods (Las Vegas), it looks to me like typical gross rental yields are around 7%-ish, which doesn't seem extremely low or high.

Did you consider refinishing the wood floors that were there - they look like heart pine - rather than installing a new floor over the old flooring?

What did you use to refinish/seal the wood floors, and how much time did that add to your project?

It's on the main floor of the house, all wood floors.
