Northern Lower Michigan occupancy rate

I've spent the past few weeks reviewing potential inland lake front short-term rentals in northern lower Michigan.  I'm somewhat of a native having spent the first 22 summers of my life in the area, so I understand the seasonality of the market knowing there are about 12 potential summer rental weeks but only about 8 premium weeks.  However, I am having trouble determining how many weeks/days I can expect an inland lake house to be rented each summer.  Also, should I count on any off season rentals? If so would how much lower is the expected rent rate off season?  What improvements are most important for raising occupancy percentages?  Does anyone make cash flow in this area? All of my analysis so far points towards this being a money losing venture, but I am sure some of you are smart enough to make it work.
