I was 4 months into my career post college so I emptied my savings account and loaned money from my parents for the down payment.

It's not clear in your post, but if you're planning to buy with an FHA loan and then rent the property out, you might be committing mortgage fraud.I'm no longer a Realtor, but as I recall, FHA is for owner-occupied properties only. 

Few people post about this but NV and AZ have some of the lowest property taxes and western states appreciate well.

This is close to rental amounts as what I posted does include a utility allowance.
