I like showing my properties personally, I feel like they get rented quicker and I can answer any questions or issues immediately on the spot.

Personally, I'm not willing to deal with the headache of constant switching, especially since my market allows me to flip to STR to fill awkward gaps.

You could have a few things driving the cost:-Location - if the house is more remote the contractor will have higher costs to get out there (gas, lodging, limited resources) or if you are using a local guy he might be higher because he knows there are fewer competitors -El Nino - the roofers we use are all busy because people are rushing to get work done before the rains hit.

But it's enough to some out of business .

We have been in business for over 20 years and are NARPM members for over 15. 

If yours is the only STR within 20 miles and there aren't any cities or larger towns within a 20-30 minute drive, you could easily run into trouble even finding a reliable cleaning person, let alone a full-service STR management company.I would also definitely take the time to find some comps on Airbnb in the same area as yours, with as close to the same bed/bath count as yours, and with the same finishes and amenities as you are planning to put in yours.  

Figure out your business plan and exit strategy as you accrue capital and keep an eye on the market it’s hard to tell when the time will be right as the market is in flux.
