Some banks/appraisers say that if a certain amount of the space is below grade they won't count it towards your living space.

Contact the local community banks.

Talk to the person who sold you the deal initially to see if they have a recommendation for a lender (local bank, credit union, DSCR guy, or Hard Money).   

David, the amount you will have to spend to locate the property (run adds, put up signs, buy lists and etc) is not comparable to the amount you would have to invest if you wanted to personally buy that property, hire a crew to fix it and absorb the costs of owning that property before you could sell it.

Personally, I've been in the mobile home investing space since 2007 without going the section 8 route.

I have a decent salary, excellent credit score, no personal debt, no personal mortgage.

… heck ya… but I was more scared of being stuck in the same place and losing money on this new rental I just launched, I was a 100% newbie)I personally came into the mentorship program just to learn how to get travel nurses in my rentals (at the time it was my 1st rental property) . 

Bimonthly might make a difference if your bank bothers to calculate it that way but I doubt you will notice a difference.
