Also the rents are even a ways off from even 1% of purchase price.Did you already have an inspection or perform one yourself as It would seem that a defect free property would have more competition from buyers and with you using financing it is not like you have a slam dunk purchase from the seller's perspective either to like your offer more than others.

Actually from living in Deltona and now this area there are several similarities in the general town development that I have seen.Daytona or Orlando may be your nearest REIA, I haven't checked for Deltona but know Orlando is the closest to here.Deltona and Palm Bay both grew very quickly residentially but lagged significantly for the commercial development and relied on nearby cities for most of their jobs and industry.Both have been picking up in the commercial development and as such I believe they will be great locations for investing, but with the note of caution that certain pockets of the towns will lag in value and thorough analysis should be performed for any opportunity.

I wasn’t available because of business travel once and demands at other property the other time.During the signing they brought up that my wife mentioned that if they were to perform some snow shoveling duties they may be able to receive a break on rent.

I'd give them a few days to get back to you and see if something actually came up (car accident, death in the family, etc.) or if they just got cold feet.Technically they still have until the 24th to perform, but I'd make them eat any extra costs from the botched closing if they were part of the scheduling.

A lease only gives you possession, an option gives you a contractual right to purchase but not the obligation and while the owner is contractually obligated to sell, there is a risk that a seller won't perform willingly or without difficulties, rare but I've been through difficult sellers.
