Think you need to get away from any urban area and look at 3rd level markets without a lot of new construction and steady/growing population.

I’ve talked to a few of my friends and most of them said that they’d be perfectly happy paying about $1000-1100 a month but most of them are college students/recent grads.

Something that's not a fit for me may be perfect for someone was is more aggressive, has a different risk tolerance, is coming from a different financial situation, and/or has different financial goals etc.

I’d say stop searching for “the perfect market” and try and find the perfect team.

I know traditionally you need to put 20% down..but Maybe with FHA I could get away with 3.5%ish then refinance conventional..repeat?
