I purchased a duplex, renovated and rented one side while living in the back unit for a few years. since then I have moved out and rented both sides while renting a house for less.

I'm currently under contract for a multi-unit that didn't appraise.

Typically, getting into the 5-unit range can get overwhelming for people and take up too much of their time if they're focused on scaling.Real estate bookkeeping is very balance sheet heavy and that's where the mistakes are made if you're managing the books yourself.

I'm bidding on a 40 unit complex in the Midwest.

I know here in Denver, the city has cracked down on short-term rental permits for unauthorized basement units. 

The plan is list 10 of our units on Airbnb (we have current PM systems, hospitality, cleaners and maintenance techs in the area already).

I collected MTR comps and ran the numbers, and found that I might get an extra 15%-20% from a MTR, but I'm not sure if the vacancy rate I plugged in was reasonable (I'm in a mid-size city and my properties are close to Universities, hospitals, and other things that attract MTR tenants, so hopefully I'd have low vacancy...but I like to play it safe with my numbers, so I try to allow for a good bit of vacancy)... ...plus, all the comps I collected were just listings this month, and I don't know how much they're affected by seasonality, so my rent data might not be super accurate... ...maybe I'll give it a test run with one unit that's opening up in May, and see how it goes...

I am evaluating 6-10 unit apartment buildings and wondered how others have structured seller finance deals?   

@Nathan Frost This would be called a portfolio loan but most lenders with this product require a minimum unit count, usually 5 units.
