One glaring omission to this application is the required statement that every application should have - the statement authorizing the landlord to contact employers and past landlords and for those organizations to release information to you.

Not understanding what the possible root problem is when looking at a particular situation can be disastrous, and costly.If you do not know, for example, how a typical toilet actually functions, and the actual cost of typical replacement parts (under $20) and what is involved in replacing them (less than five minutes work), you might not be making the best choices when repair is needed, or when renovation estimates are calculated.

That's one reason I have a problem with many of the gurus out there, as you said they teach steps.Doing real estate deals is not about doing steps but understanding why people react the way they do, what makes them receptive to your "plan" why a transaction needs to be structured the way it is and why certain functions need to be addressed.That's too time consuming for gurus, it's easier to teach steps, what to do next and who to call.
