How old is the home- are you incorporating longer term rehabs- like roof, plumbing, windows, electrical and Heating/ & AC?  

In this world of go, go, go, we are easily sidetracked, and we find ourselves very busy yet not necessarily making any progress.

@Rashaad Harper   Make sure you get an inspection done, but 1970 isn't that old for a rental.
