Options for selling non performing assets

I have two class A single family properties with tenants in place (leases ending in May and October 2019) that I want to offload. The way u see it, I can wait until lease ends and non renewing, or I can offer to the tenants somehow. Can someone give some pointers on how to do this? It's too late for a lease option, right? How can I structure this mid lease? Some type of seller financing?

    @Ayne C. Are the tenants paying? You are calling it a non-preforming asset which would make me think they are not paying. If this is the case, it will probably be best to start evictions and get them out before you sell the duplex. You will have to sell at a deep discount if you have non-preforming leases.

    If this is not the case, then you should have no problem selling. The buyer will understand that they have to honor the leases that are in place but will be able to do what they want at the expiration of the lease (it sounds like their are no renewal options or lease extensions available in the lease your wrote).
