If a tenant objects, I just tell them to put their intent to move in writing and give me 15 days notice and have never had one move yet.

But my point is: objectively, logically, if this is the reality in this market, then you simply cannot get both the winter and summer crowd.

how big an assignment fee can someone take without it being objected to by the end buyers. what I mean is can you take a large assignment fee say like $50,000 if the deal still a good deal afterwords or are you likely to get an objection from the end buyer?

I just want to make sure we're being fair so looking for objective third party opinions and am curious if anyone else has operated in a similar situation.
