Also, I would like to know if anyone has any suggestions/tips/do’s&don’ts for someone in my situation.

Any tips on how you marketed yourself to potential private lenders would be appreciated. 

The lawyer can also give you tips on other documents that need to be signed along the way. 

I've already purchased both volumes of Multi-Family Millionaire and introduced myself to my mastermind group.Any other tips, tricks, points of direction, or resources anyone could recommend moving forward would be highly appreciated!

Based on our research, here are our findings & plan to make this plan work but we are not 100% sure. just wondering if anyone has done this before and have had any issues or tips you can share. we are ok with paying two mortgages. * get a 4 plex as residential, live and update for a year, and move back to the single family house/rent all 4 units out. 

Set up a section for non-related real estate discussions that is not moderated with the exception of serious flames, for personal, politics, religion, music and whatever.

Desperately seeking out any tips, tricks, or solutions those more experienced than us in this would recommend to prep the floor for tile in the most cost effective way; keeping in mind the rest of the house is finished, so we are trying to minimize damage to cabinets/drywall etc.
