General contractor in business for 40+ years with an opportunity to acquire someone else's unfinished rehab for ~$2M with an ARV of $4M - $6M depending on whether we finish the existing project or tear down and start over with a better design. 

Just my personal finance is really none of my neighbores business. 

Parking, visibility, side of street, customer demand, visibility, etc all play a bigger role, since businesses are revenue generating first and foremost.  

I would start small and just do 1-3 deals with him to learn the business. 

We have a transportation business that picking up and I would like to use some of the cash to invest in some rental properties.

We do business throughout NY / NJ / CT. 

It is not a good business proposition.I'm glad some landlords want to participate in Section 8. 

The trust part can be hard b/c you're not able to check on the properties as easily but that's part of building long term business relationships.
