I was wondering if you can give me your opinion on this ad I will put on Craigslist and Zillow:Title: Walking Distance Fox School District -Walking distance to Fox School District.2 Bedroom, 1.5 Baths, Full Basement, w/d hook ups, plenty of storage, carport parking, Fully updated throughout, both bedrooms are large, with big closets and new carpet, both bathrooms updated, Eat In Kitchen is updated, freshly painted through out unit.

You could slap some paint and carpet in them, print some glossy advertising with impressive looking pro-forma projections of cash flow, and sell them for $50k each as turnkey rentals in an up-and-coming B-class neighborhood to newbies from CA.

Given my construction background, I cut a deal with the insurance company: $6400 for the drywall and flooring, the later being a dated and inexpensive carpet of no value and therefore assigned no real replacement value.

Both sides have been completely gutted (except the bathrooms, which were ok) and I've done new drywall, flooring (durable vinyl, no more carpet for me haha) HVAC installation, new water heater for one unit, interior doors, paint, trim, etc.
