I do think some of the areas with close proximity to downtown & other high interest areas (i.e. the Brewers stadium, the medical college, the zoo) will do well also, but nightly rates will be a little lower.

I also know from personal experience that area has a stable and abundant source of tenants from the two major teaching hospitals and the medical school. ( I was a resident at Case myself and have a good knowledge of the rent and neighberhoods).

I do think that investing near universities is a great move, and my nephew is currently in a doctoral program at UM Flint, so I should consult with him about his experience with the area in the past year.
