And switching back and forth will cause you to lose many years of tax deferred gains.But you're starting out and trying to get traction to build.

It's worth doing if you are buying at the right price, just don't get in over your head and lose money. 

Maybe help her contact some elder/senior care organizations.She needs to understand that you are losing money by having her stay there.....and you need to figure out if you want to run a business...or a charity...?
