This is consistent with data from sources like Zillow, Redfin, and the local Santa Barbara Association of Realtors.However, when I go to "Pick Markets" and select Santa Barbara, the median home price listed is $620,000, which doesn’t align with what I’ve observed locally.

But since MTR became popular especially in Vegas we just went to our broker who placed the tenant for a lease fee and its worked great.. its a nice way to go this MTR.. 

That protects us personally from liability because we are not personally making any decisions.

I am super attracted to the idea because I love to fix and flip, and the emount of money to get started is so much less. 

I gave an example of a property to start a conversation to learn more about MTR.

They should be more understanding and willing to pay closer to market rent if they are able to afford it.
