From what I have seen in Colorado Springs, the lease only tends to range from half a month's rent to a full month's.Keep in mind, Colorado is coming out of a very anti landlord legislative session and you will have to stay in compliance with the changing laws.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

Our area is not unique, this is a nationwide issue (opportunity) for accounting firms.In the end I think many would be well served to think of their CPA/EA as they do an attorney - while they can also help provide planning advice to better structure your tax life and save some money, a portion of the cost is just a cost of doing business - you are required to be compliant by the Feds / states / etc, and the CPA/EA is insurance to ensure you get it right and stay out of their way.

Austin has seen some decreases in rents as supply has surged, CA and WA have complicated landlord laws.

I am no stranger to critter issues. 

Running one AirBnB out of a studio apartment or mother-in-law suite is a great way to live for free and potentially cash flow.

The ac install is a one time issue but the lawnmower is long term.  

While they were a few minor incidents, like the tenant refusing entry to the appraiser due to COVID concerns or issues with fixing things that showed up in the inspection, Eric helped sort it all out in the end, and we got them resolved.

My main issue is Nick Weaver, one of the 3 partners at this group.
