It's not that simple math is wrong, it's just that you can open your mind up to much more possibilities, like investing in appreciating markets, once you become knowledgeable about 2 things, 1) Sophisticated Math and 2) Economics so you can read the future of the market.Personally, I don't know how any Investor doesn't want to learn enough about Economics to get a gauge on how the next 10 years in their specific Area of investing may turn out.Will it be like Detroit, which went bankrupt but you could easily have seen that if you paid attention to the 3 Big Auto Makers?

My knowledge base is very solid, but I want to learn more hands on stuff.

As usual, @Dave Foster puts me to shame with his in-depth knowledge, always love learning from that guy!

However I am an appraiser and am very familiar with the wording of contracts and how they work, but am not an expert on the laws surrounding them, such as can anyone write one.

He was very knowledgeable, has been in the industry since the 70s, and also has contacts who can help with design plans which you'll likely need for the rehab.

Looking forward to learning and paying back with any knowledge I can offer myself.My first project is going to be remodeling the ground floor section of the home first before working on the upstairs portion of the house.
