I am sure if you look at what Memphis invest is doing - they are probably buying these wholesale for 50k a door, spending 10-20k on a fresh coat of paint and carpet and then marketing them as turnkey to out of state.

I once transferred money from my savings account to my checking account to write a check for closing costs at the same bank that was financing me and they held my money and delayed closing for like 72 hours because they claimed it through a red flag for fraud and they needed to investigate where/how I got the money.

Agree with Mathew.... the new tenant pays the security deposit to the old tenant.Make it 100% clear any damages etc will be the responsibility of the current tenants at that time of the "complete move out".....i.e both "old tenants" leave and you start fresh.

This could be investigated in about 10 minutes and you could draw from facts not guesses.Now the electric bill you also attribute to the tenant who after "she got her first propane bill" somehow caused your electric to jump, not over the immediate course of one month, but over 3 months according to your statement.
