My beef with STR is that although you might get 30% more in revenue, it is eaten up quickly because of utilities, internet, Netflix, laundry, Airbnb processing fees, etc.

I'm a newer agent myself but I'm currently under contract with Keller Williams OC Coastal in San Clemente and they offer some pretty solid training/educational opportunities (Jeff Stearman and Karyn Sontag are big on training and career development) and they have a number of agents that are rockstars (Kai whose last name escapes me at the moment comes to mind first) when it comes to investment properties. 

One thing I forgot to mention is that my internet rate on this house is 2.9%.  

These are professionals with additional training and a stricter code of ethics.

Get the training and I'm always in favor of small brokerage but again whatever fits in your criteria.

Charge electric, internet and water as a 200 plus per room and you have a little more breathing room. 

You get access to the bootcamps, 10 weeks of training, networking, and assistance for $200.

Let’s see I disagreed on the taxes (definitely incorrect and internet search will show that in one minute), disagreed about the returns being “on paper” (definitely wrong as both case Shiller, neighborhoodScout, and numerous other source would show). 

How much time can you dedicate to learning the rules, training, etc?
