We have a gas insert in our house and are happy, too:-)   Because of the cost for a gas insert and installation,  I'm leaning toward an electric fireplace for the up stair living room   I'm wondering if people like an electric one.  

I did just give the OK to install a new boiler in the place...Ouch!

In some markets with high enough electric rates it could make sense to install solar onsite and sell the generated power to tenants for additional monthly income / NOI

Install a Tekmar 256 boiler reset. 

They’re ~$.06/ tile more, and cut your install time almost in half, AND look way more expensive.

My wife and I, if we proceeded with the deal, would buy in cash then refinance - it would add to our buy and hold portfolio.I called a local septic guy to get an approx. price on both pumping and installing new.My question is... who has had experience with septic systems?

@Omar Khan If it were climate controlled storage, I would install a kiosk system and as long as it would require a minimum level of involvement I would be fine with that indefinitely. 

I think it might need a new cement beam poured and new base-plates & rebars installed.
