I work full time and manage my own rentals (sfrs) and have been doing so for the last 5 years and I find that the vast majority of my time is spent on (1) looking for new deals; and (2) fixing up the properties when I initially purchase them.

I would like to know how many total hours a good self manager is involved in coordinating handyman, placing ad/signs, handling emails/phone calls, verifying employement/references, showing properties, movin in walkthrrough, chasing checks and etc...

If I don't know the actual verifiable expenses I will figure at least 50%.

Found this couple who individually has low income but has a decent combined income, no recent issues , no evictions ever, not great credit but no past due bills or collections in last 2-3 yrs ( the wife had collection issue prior to 2-3 yrs while studying), very good rental reference, verified employment reference.

I didn't want to initially but negotiated the rent down from $1800 to $1700 a month after tenant agreed to shoulder the cost of irrigation of the lawn.

I've been working on getting a contract on a vacant parcel to build a spec on and randomly the bank ( BOA ) decided to pull the property and put it into their community initiative program.

A HELOC is flexible and cheap initially, but it has more risk.
