Keep the seller informed of your lender's timeline.

I would reach out to a local appraiser in your area and ask them if you were to hire them how would they pull comps given no duplex to compare it to. 

They asked for so many documents and information.

Hired a PM, who hired & arranged for a move- out cleaner.

And their onboarding fee is minimal ($200-$500) and becomes fully refundable if you end up hiring someone from their vendor marketplace.

The only reason he brought it up is because it's such a huge swing...Another CPA on IG informed me that this should be filed on Sch E and just show it's not a passive loss, and we should have the same amount of refund ($17k).
