While I think it's good to build your buyer list ASAP, I also believe in jumping into things headfirst sometimes and when you source your first deal, especially once you put it under contract, that will motivate you more than ever to build your buyer list.

Honestly I think 99% of the "find motivated sellers" stuff is just to get newbies to shell out big money for SEO, mailers, "ringless voicemail" (aaaaaa hate!)
