I appreciate that this thread was started quite some time ago but since I read it, I just wanted to clarify a few things.

We are planning to start our first few properties with cash so we don't get burned on hard money interest payments since it will be after work and weekends we are working on the project.

I would love to see how to get started .from purchasing the land, permits,  and simple question for a newbe like what's the min acres you need to build...

If you are legitimately trying to start a real estate business, I couldn't think of worse advice to give you.

I have decided (with a partner) to start a real estate investing company. 

It's not uncommon for certain tenants to tell you the rental is "perfect" and then start nit-picking once they occupy.

So this agent, after having 3-4 offers rejected, told me she didn't want to keep presenting offers unless I was going to start making "good offers."
