Also you need to get your fee out of it.I do not know the specifics but honestly that deal seems WAY too skinny for me.3) You still need to add the cost of doing RE transactions, lawyer fees, closing costs taxes, holding costs , lawn care, utilities, insurance , lending costs .. etc. etc.
