The listing broker of one of these large firms might have 3 agents assigned to the listing. 90,000 split by 3 is 30,000 giving half to brokerage each makes 15,000 on the same sale I make 90,000.

Using comparable sold properties with similar condition to your end product, within a 1/2 mile (sometimes a little further), less than 6 months old, within 20% of square footage, not crossing major boundaries ( high ways, school districts, city lines, etc).

@Jennifer Bondhus once you use an FHA loan you are not able to get anther FHA loan unless you can prove extenuating circumstances (took a job miles away, growing family, etc.) or sell/refinance out of FHA loan.

My story is probably pretty common...bought my Fall River, MA condo in 2007 (when I thought we had hit the "bottom" of the market...ya), lived in it for 5 years.In 2012, my wife and I wanted to buy a house, and selling the condo was out of the question since I could only get about half what I owed.So, we became landlords.And a funny thing happened…I enjoyed the process and a lot of things about it.I’ve found two great tenants who are low maintenance and pay on time.So here I am, looking for more property.I think I know what I’m looking for as far as a good deal, but I worry I’m not going to be able to finance the deal when I find it due to lack of funds.Hopefully between this forum, the podcast, and the half dozen books I’ve bought, the answers will come.We’ll see what happens!

We closed on a home last June and added the taxes into our spreadsheet $300 higher than they were the previous year since they seem to go up by a little more than half of that each year and wanted to be conservative.
