So even though my credit score was a 746, I had no loans/dept under my name and my income was good; I could not qualify.I decided I wanted to to buy homes/duplex in the begging of January of 2020 and I made a goal that in 10 months (end of November 2020) I would start buying; so I did not want to wait 2 years longer.  

@Evan K.I used Zillow Rental Manager for my condo in San Diego from last year to earlier this year and I had no problems at all.

This is added to the ~2 months that had no tenants by regulation and the reduce rent charged and 2020 will be quite a bit worse for us than 2019. 

When we started, we had no significant personal assets to protect.  

States that have very harsh anti-landlord policies will be in no way blocked from continuing those policies, while states that previously had no eviction moratoriums now do.2.

I have found that 3 to 6 months is common though pre-pandemic I knew of a lender that had no seasoning requirement whatsoever for a cash out refi.If you move the title back to your personal name, you can do a conventional cash out refi.

I have also quickly come to the realization that probably had no business investing in Real Estate until I could learn more about it.

Those who hadn't yet had no idea exactly how underwriters would handle it, those who had already tried weren't able to move these loans/refis forward. 

I've had no problem finding tenants and they are the one's thinking longer term.When tenants come to the end of the lease term I usually don't go month-to-month.
