Great location and building amendments but the building it self charges for everything that makes the building great.... use the pool, charge, Gym, charge, parking, charge, BBQ, charge and so on. its like an extra $200+ a month to fully use the building.

For buy and hold if you go the multifamily route you may be able to use an FHA or FHA 203k loan to purchase your first property with little down, you would be required to live in the property for a period of time but it would be an option to get started sooner rather than later.

I still have them and am happy for it, but wonder if I could have done a lot better if I'd found BP sooner...Thanks for this thread, Wade!

Hi @Antoine Martel , I totally agree on that subject.I am referring to spreading the word sooner and keeping potential private funders in the loop.

It will appraise without issue, and they weren’t going to close any sooner than our full price conventional mortgage offer.

Some of you guys/gals might be hearing from us sooner than later!

It would be interesting to see if other factors unrelated to "tenant" activities lead to good tenants--do safe drivers or people who have a gym membership equal good tenants?  

Some of the bigger dealers of new MHs structure their financing over 10 years, but people generally pay them off sooner, so for your I'd let the length be dependent upon the price and the persons ability to pay back with their current pay. 

Set up times with your realtor to show them the property to allow them the chance to view the property, and obviously the sooner the better.
