Ask your lender what the closing costs are and call a few title companies to see what their fees are, this is more accurate than guessing.2. rentometer and MLS are probably best3.

First, I want to preface this analysis by saying that I am fairly new to running reports and I have not spoken with a bank nor have I been pre-approved for any loan, still I have good credit so I made a conservative guess on the interest rate and loan points.

Let me know if that has any interest to you and let's go from there.Unless and until you have the basic data needed to run pro forma analysis to determine the highest and best use of the property to determine its performance and capital stack, you are left with "guess work" insofar as really knowing exactly what financing means.In no way did I mean to insinuate that you were an idiot and given your credentials, this is clearly not the case.

I've never mentioned anything about low balling, but can understand @Jim K. point, which the RE agents are assuming, and may be why I'm getting snubbed.I'm guessing I should emphasize my expectations of them, meaning, I don't expect them to be my lackey in my absence (I am building my team myself, and my husband will be onsite during the flips).

more like an auction service I guess.. only auctions charge you up front for marketing with no guarantee of success.. where as I front all the up front and got paid handsomely for my hard work.. and my team.
