Portfolio loan local bank, 20% down How did you add value to the deal?

If you want to scale your business, learn real estate and grow your investing portfolio faster due to higher buying powers in upcoming markets and you are in an area that doesn't meet your requirements...then out of state is a great option.Whether you invest locally or out of state, unless you are doing the rehab yourself, there is no difference.

You can partner as others have said or just take a reduced ltv and use a portfolio lender. 

I built a small portfolio of investment properties while maintaining my full time job just like you.

You might talk with local lenders like Eastern Bank and Rockland Trust to see whether there are any portfolio loan options.The fact that you don't have a lot of experience under your belt might be a problem though.

Anyways, As someone who is new to the game and looking to get knee deep in the game, is there any advice out there to help expedite the process?
