Looking For Insight on Sandusky, Ohio

Hey BP members,

I'm new to the investing game and I'm working on my second deal.  I live in the Philly Suburbs and have really only considered investing where I live until I took a road trip this past weekend with my wife.  We passed through a little town called Sandusky.  It's in Ohio right along Lake Erie.  Definitely a little on the impoverished side, but I saw lots of promise with rental potential.  Has anyone had any dealings there?  Successes or failures?  Thanks!
