If the market is hot and homes are flying off the shelf over ask price with multiple offers, you should absolutely get it full exposure on the MLS and get as many offers as you can (setting a final date for offers is a good idea and does not have to be entered/set until you get your first or second offer).

I am able to place 25% down on both and I own both my cars and the only debt I have is my personal mortgage for a home that does not stretch my finances at all.

Wondering if there was a structured way to make an agreement with a seller, hold it for 3-4 months during rehab after agreeing upon a price, offer some percentage above that based on sale as a carrot, maybe upside based on final price.

Most investors I'm following and want to emulate were on that path to some degree and then had a moment of realization and said no, screw that, get out there and put your money to work for you.Maybe I'm stretching, but that's what I'm going with!

I also would periodically contact the tenant to see if they had any updates.... and thankfully  I finally heard that the govt will pay this tenants rent til jan 2022 - when I will actually get the money is a different story but at least the said they would pay it.
