Actually, the primary model for us the past three years was just that - marketing to free& clear sellers, offer "top dollar" in exchange for some seller financing, and place a Private Lender 1st Lien at low Loan-to-value (usually less than 30% LTV).

Depending on the size of the tank, and the average usage, the propane company will know how often they need to do a top-off.I know that does not help with your current problem; however, it should prevent the same from happening in the future.I think you are going to pay, this time.

Bingo.A tenant could have a field day sueing the OP for a property not up to code, and one that doesn't meet zoning requirements on top of that.
