Not everyone sells because it's a failing endeavor so be sure to review and do your homework to see if it can work for your strategies and goals. 

I hate to disparage everyone working for them, I’m sure there are good carpenters working for them, I have actually worked alongside and hired carpenters who worked for them in the past who were great workers but they were just completely set up to fail by the box store and then quit after a few jobs.

I do that with all 10 criteria and give them a total score. 26 - 30 equals a good prospect and I charge them a deposit equal to one month of rent. 16-20 is a high-risk tenant and they have to pay a deposit equal to two months rent. 15 and under is a fail.

What you really don't want is for them to not pay rent in June and then fail to move out in July.

However my inspections showed that the sliding doors were failing and given we are in a beach setting would cost me a total of $16,000 to replace both doors if I wanted them to be hurricane compliant and in code.

When they ask for the HVAC system to be replaced, without fail, we get a resounding "LOL!"
