I know that going forward into the next downturn, I will be picking up more properties from investors and it will make me feel slightly better if I know that I tried to warn people about getting over extended or making bad investment choices.

My question is, how do I make sure that I'm able to increase the rent if the tenants decide to stay, because the current owner will probably go ahead and extend their lease but I will not be the owner at the time.
