Yes;  at times is may seem as though, despite all our efforts, we may experience various negative events or emotions in our lives;  despair, anxiety, fear, apathy, mistrust, anger, or whatever.  

I would think that mold would be excluded, as it wouldn't be a "sudden" event, and it would be your responsibility to dry up/remediate any water issues.  

I'd suggest you attend some of the investing networking events that are in Austin....some are really good and can give you ideas about how to make good profitible investments in austin.
