They all offer different monthly fees, E&O insurance, charges per transaction, etc.Might be easier to wholesale at first without a license where you aren't bound by the Realtors Code of Ethics.

Since it is an ethics violation to put anything about commissions in the contract I verbally communicate to the other agent that this offer takes in to account no commissions on my side.

As for liability, I can't think of how a real estate license would really create any liability issues as long as one deals honestly and ethically with everyone.

Please, people, please don't forget that there are ethical brokers/agents out there - we are an REO broker that deals with ALL of the banks and/or servicers, and when an outside broker submits an offer on one of our bank owned listings, it is submitted immediately.
