Personally, I won't take anyone with an eviction in the past 5 years; a felony, more than 2 misdemeanors, or any drug, theft, or burglary charges in the past 3 years.

the issue is that the contract has a 'time is of the essence' clause in it, w/ a per diem of $100 per day to be charged to the buyer should the closing be delayed.

Had he paid $80k that would have been the fair market he would have had a loan at a much higher rate than I charged due to his poor credit.
