My strong recommendation to the OP is to build a solid relationship with your broker, and utilize them and the relationship you build through on market deals to lead you to off market deals down the road.

Nothing in your OP suggests you are looking for the limited liability protection of the LLC, especially since you specifically stated you were not transferring Title.LLC in general are pass through entities.
