There’s a US embassy in Beijing and she can sign her loan docs there.

Your friend doing it by himself doesnt have: general liability insurance if he messes up and windows leak or something its 🤷‍♂️. 

I would ask to sit down with them (over the phone) and discuss what is exactly wrong and why those docs that the seller gave you don’t clear up the title.

I had 11 of these and good systems in place but still had 1-2 evictions a year and 3-4 big things that were normal annoyances like plumbing leaks, damages from hurricanes, or some vandalism.

I don’t have the executor’s contact info on the court docs, unless they happen to be the petitioner.Any advice would be great.

You can do deals without an attorney, or at minimum retain one to review docs if you're educated on closing. 

Skip the whole income-documentation discussion completely, do a low-doc loan.

Sometimes a very nice tenant means well by not complaining to the landlord about a small thing - like a tiny leak in the kitchen sink - not realizing that even though they mean to do a favor, it's really something the landlord needs to know about.
