My question is: since I am able to get the properties at such a discount, is it worth it to buy now even though it won't cashflow well for a few years (after I can raise the rents a few times)?

I’m in San Diego and the market here in my opinion is way too high to make a purchase now unless you can get a decent discount.

Bathrooms, I still prefer linoleum for a rental as there are no seams and you can caulk around the bottom of the baseboards.

As long as there is no pressure from the outside (like a wave of forclosures) only a few will sell for a discount.

Bathroom fan needs to be fixed.
