Understand as well, that if his friend is in the business, it’s very difficult for him to make an owner occupied, consumer purpose loan without proper licensing, an NMLS registration, compliance to TILA and RESPA, and on and on.

It’s not finished so pulling a regular loan could be difficult, plus the owner is giving me a good deal if I give him all cash.

@Dan Deng - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Ann Arbor.There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country.
